Munich hotels for Oktoberfest: prices per night, the expensive nights and the areas worth it
What a hotel in Munich costs during the Oktoberfest, by category and by night, which Saturdays are the most expensive, and when a room on the S-Bahn in the suburbs is the better deal.
During the Oktoberfest, a hotel night in Munich costs around €416 per night on average, according to SiteMinder. A 3-star hotel by the main station (Hauptbahnhof) that charges around €90 in November was asking €450 to €750 per night on Oktoberfest weekends in 2026.
The price depends less on the hotel than on the night. This page shows which nights are the most expensive, what the published prices actually compare, and when a room further out works out cheaper.

These figures describe different products, dates and cancellation terms, so an average of them would be meaningless. Travel guides talk of two to four times the normal price, and the press examples for weekends are well above that.
Dorm beds jump the most: a bed that costs €15 to €25 in the off-season was offered for €250 to €300 on Oktoberfest weekends. At that point a hostel is no longer the budget option.

Which nights are the most expensive?
Saturday night, and above all the three Saturdays the official crowd barometer rated as very busy in 2026: 19 September, 26 September and 3 October. Friday nights follow close behind.

- Schwanthalerhöhe and Westend: directly west of the Theresienwiese, within walking distance. One travel guide puts prices there 20 to 30 percent below the Ludwigsvorstadt; there are no statistics to back this.
- Ludwigsvorstadt and the main station: the widest choice, short trips to the trains and the Wiesn, but noisy and expensive. It varies a lot from street to street.
- Maxvorstadt and the Old Town (Altstadt): makes sense if museums and the city centre matter as much as the beer tent. For a stay purely for the Oktoberfest, you pay extra for no benefit.
- Suburbs on the S-Bahn: Erding, Holzkirchen or Gilching. In July 2026 there were rooms from €107 in Gilching and €108 in Erding, though not for the peak nights.

What comes on top of the room price?
- Breakfast, often not included: €15 to €30 per person.
- A minimum stay during the Oktoberfest, often three to four nights.
- Deposit for holiday apartments: €100 to €300, plus cleaning fees.
- Non-refundable rates, offered more often during the Oktoberfest.
- For rooms in the suburbs: the train ticket and the question of the last S-Bahn.
One listing in the Westend asked €6,000 for two weeks in 2026. Outliers like this say little about the market, but they show why it pays to check the final price before you book.
Is a room right next to the Theresienwiese the best choice?
For getting home, yes; for sleeping, not necessarily. Visitors, taxis and delivery traffic move around the grounds until late at night, and the city publishes no noise map for the festival period.
